PROPERTY COMMITTEE
The Property Committee reporting to the Board of Managers has the primary responsibility of upkeep and maintenance of the Church, Steven House, and surrounding properties. The required tasks are completed by either members ofthe committee, or volunteers from the congregation whenever possible to keep maintenance costs within budget.
The primary duties of the Committee are as follows:
  • Attend to all maintenance needs within church buildings and on its property.
  • Review and approve all regular maintenance contracts.
  • Arrange fire alarm and heating inspections and ensure the recommendations of the inspections are carried out.
  • Review the current insurance policy to ensure adequate protection exists for the Church property, its officers, and its volunteers.
  • Ensure that all machinery and equipment is safe and that all users are trained to protect their health and safety.
  • Oversee the provision and maintenance of landscaping for the church property, arranging such volunteer services as are required.
  • Ensure adequate equipment for lawn and garden maintenance is available and in good working order.
  • Arrange snow removal and ensure it is being carried out according to City bylaws.
  • Organize and carry out spring and fall cleanup.
This past year has once again been a very busy transitional one with the completion ofthe Church expansion. Tasks performed during the 2010 calendar year included:
  • Assisted in the kitchen renovations by arranging for the teardown and subsequent reinstallation of the dishwasher. An issue with the temperature ofthe water was also resolved by altering the dishwasher usage procedures.
  • Extra monitoring of furnace filters and accelerated replacement due to construction dust.
  • Entered into successful negotiations culminating in a usage contract with the Little Blossoms group.
  • Due to the expansion ofthe Church and increased usage by both the Congregation and outside groups, Property recommended the creation of a Facilities Management Committee. This new requirement was communicated to both the Session and Board of Managers, after which the formal process of defining terms of reference and members for the new group was carried out.
  • Performed cleanup of the Steven House yard and garage once construction of the Church was completed and the contractor had moved out.
  • Moved the yard equipment from the Steven House garage to the new storage room on the south side of the Church.
  • Arranged and assisted in the move of the office from Steven House back to the Church - thanks to the staff for their patience and assistance in this process.
  • Defined a plan for how the security of rooms within the Church would be handled. This required strategic moving and replacing of locksets in the doors of various rooms and putting together a new lock box.
  • The shingles on the north side of the Sanctuary roofwere found to be in need of replacement. Tenders were received from roofing contractors, and the shingles were replaced along with repairs to the small roofbelow the cross and the installation of flashing.
